Green Valley Lake Analysis

Greetings from Roger & Cathi now with Mtn. Top Producers Realty.  Working with Top Producers gives us more time to work with buyers and gives our sellers  more exposure with the office in Running  Springs with their 20 agents.

Community -The community looks great. 30 new cabins and more coming. I have never seen Green Valley Lake so busy. People seem to be taking short holidays to the mountain. Snow play is up with our 6 foot snow storm. The “Ski Hill” having been returned to the National Forest and is very popular for snow play.. The Highway Patrol and others are directing snow play to Green Valley Lake to get them off Highway 18. The Ski hill having been returned to the National Forest is also attracting snow play.

Fox Education Center is being planned by the Mountain Community Alliance for the Fox Lumber site.  The theme is Living with Nature. Usage as planned: Forest Education Center:  Nature Library, Meeting/Exhibition Hall, Service Kitchen and emergency supplies. The Alliance is appling for a grant from California Department of Parks and Recreation Nature Education Facilities Program. Car Show - The Car Show at the GVL Museum was a great success in August.. Watch for the 2010 Car Show Saturday September 16, 2010 sponsored by the Alliance.

Mtn. Top Producers Realty - Moquin/Realty World has closed and their agents have joined Mtn Top Producers. Century 21 in Running Springs has closed. . The Green Valley Lake office is actually open 7 days a week not just weekends.

Malt Shoppe is doing well with David and Leah now serving dinners Thursday thru Sunday 5:00PM till 8:00 PM. Jerry Dodaro a 4 star cheft is preparing  the dinners.  Breakfast/lunch Tuesday thru Sunday. For reservations or for a menu call  909/867-3805.

Fourth Quarter ‘09 (Sept.-December) , Sales are up. Best sales in three years selling 13 cabins this last quarter, 4 being bank owned. .Year to Date - 31 sold in 2009 compaired to  25 in 2008. Inventory is still high with 35 cabins currently on the market. Prices range from $64,000 to $698,000. Tall Pines 8 unit apartment complex is for sale, asking price $395,000.
